Most land disputes start with paperwork that nobody read closely. Before you pay a token amount for a parcel anywhere in Pune district, ask for these seven documents — and have them checked by someone who reads land records every day.
1. 7/12 extract (Satbara)
The revenue record for agricultural land. It shows who owns the land, its survey or Gat number, area, and how it is classified. Check that the seller's name matches and that every co-owner signs.
2. Property card
For land inside city survey limits, the property card plays the role the 7/12 plays in rural areas. Match its area and owner details with the sale deed.
3. NA order
Non-agricultural permission lets land be used for residential, commercial or industrial purposes. Check which use it permits and that conditions in the order have been met.
4. Sale deed
The chain of sale deeds shows how the seller came to own the land. Ask for previous deeds, not only the latest one.
5. Encumbrance certificate
Shows whether the land carries a loan, mortgage or other charge. Land with an open charge needs it cleared before registration.
6. MahaRERA registration
Plotting projects that must be registered display a MahaRERA number. Verify it on the MahaRERA website (maharera.maharashtra.gov.in) and check the approved details.
7. Approved layout plan
For plotted projects, the layout sanctioned by the planning authority fixes plot sizes, roads and open spaces. Your plot should appear on it.
Buying agricultural land? In Maharashtra, buying agricultural land generally depends on the buyer's eligibility as an agriculturist. Confirm your eligibility with a lawyer before you commit.
