The Complete Legal Checklist for Plot Buyers in Pune
Buying a plot is one of the biggest financial decisions you'll make. Skipping legal verification can lead to disputes, financial loss, or even losing your land. Here's your comprehensive checklist.
Essential Documents to Verify
1. Title Deed (Sale Deed)
The title deed establishes ownership. Verify the complete chain of title going back at least 30 years. Ensure there are no gaps, disputes, or pending litigations.
2. 7/12 Extract (Satbara Utara)
This revenue department document shows the current owner's name, survey number, land area, and type (agricultural/non-agricultural). Get the latest extract — it's available online on Mahabhulekh portal.
3. NA Order (Non-Agricultural Conversion)
If the plot was originally agricultural land, verify the NA conversion order from the District Collector's office. Without this, you cannot construct on the land.
4. Encumbrance Certificate (EC)
The EC shows if the property has any loans, mortgages, or legal charges against it. Get it from the Sub-Registrar's office for the last 30 years.
5. Approved Layout Plan
For plotted developments, verify the layout approval from PMC/PCMC/PMRDA. Check that the plot is part of the approved layout and not in a no-construction zone.
Red Flags to Watch Out For
- Power of Attorney sales: Avoid buying from someone selling via POA — insist on direct sale deed from the owner.
- Joint ownership disputes: If multiple owners, ensure all have signed the sale agreement.
- Government acquisition: Check if the land is marked for any government project (road widening, metro, etc.).
- Flood zone: Verify the land isn't in a blue flood line zone (especially near rivers).
- Forest land: Some areas on the outskirts may be classified as forest land — impossible to develop.
Always hire an independent lawyer for title search — don't rely on the seller's lawyer. A ₹10,000-20,000 investment in legal verification can save you lakhs.
